Case Study: A Story of Sustainable Innovation in Affordable Housing

Updated: Nov 14, 2023

In the heart of Cambridge, Massachusetts, where the bustling urban landscape meets the demands for affordable housing, a beacon of change emerged. Homeowner's Rehab Inc. (HRI), a trailblazer in green affordable housing, set out to redefine the narrative of urban living with the comprehensive rehabilitation of Auburn Court, a 77-unit mixed-income development built in 1998. Little did they know that within the confines of this established community lay the potential for a transformation that would not only reshape the physical landscape but also redefine the very essence of sustainable living.

The Birth of 3 Brookline Place: A Sustainable Oasis in Urban Living

As HRI embarked on this ambitious journey, they discovered a small vacant parcel within Auburn Court. A spark of ingenuity led to the birth of 3 Brookline Place, a four-story walking building comprising four three-bedroom units, three two-bedroom units, and a one-bedroom ADA-compliant unit on the ground floor. The construction wasn't just about erecting walls; it was a commitment to healthy living, efficient design, and affordability.

In a city where land acquisition for affordable housing is akin to navigating a labyrinth, HRI found a solution by innovatively integrating new units into the existing development. This strategic move not only maximized available funding but also resulted in the creation of new, healthy, efficient, and affordable units, perfectly interwoven with the renovation of the surrounding community.

What sets 3 Brookline Place apart is not just the bricks and mortar but the conscientious shift in mindset from mere energy efficiency to a broader commitment—carbon reduction as the guiding principle for energy-related measures. This shift, as articulated by project manager Rebecca Schofield, compelled HRI to pursue an all-electric heating and cooling strategy, coupled with solar thermal hot water technology. The absence of natural gas service became an opportunity to embrace innovation, a testament to HRI's adaptability and forward-thinking approach.

Active Design Principles: Nurturing Well-Being

But 3 Brookline Place is more than just a building; it's a testament to active design principles that prioritize human well-being. The absence of elevators challenges residents to embrace a healthier lifestyle, with a central staircase adorned with art, transforming a daily climb into a sensory experience. The connection to a courtyard and walking paths at the rear invites residents to engage with nature, fostering a sense of community and well-being.

The journey didn't stop at 3 Brookline Place; it extended to the heart of Auburn Court. The redesign of central park areas, walkways, and the integration of art and outdoor features aimed not only at aesthetics but at fostering intergenerational play and outdoor recreation. It's a holistic approach, a commitment to active design that goes beyond the physical structure to enrich lives.

HRI's decision to focus on carbon reduction and limit energy use reflects not just environmental consciousness but also a commitment to climate resilience. In a world where climate change is no longer a distant threat but a present reality, HRI's choices echo a commitment to a sustainable future.

As we delve into the lessons learned, it's clear that innovation comes with its own set of challenges. HRI navigated the hurdle of hard water in Cambridge, ensuring that the solar hot water design remained efficient by using a glycol-based heat transfer system. This isn't just about solving technical problems; it's about a commitment to overcoming challenges for the greater good.

The funding story behind 3 Brookline Place is a testament to collaboration and shared vision. MassHousing, low-income housing tax credits, City of Cambridge housing programs, and utility energy efficiency incentives joined hands, with a significant boost from a grant from the Massachusetts Clean Energy Center (MassCEC). It's proof that when diverse stakeholders unite for a common purpose, the possibilities are limitless.
