1. Concrete Conditions

Check the state of the concrete elements in front of the building. Are curbs, sidewalks, or steps showing signs of wear and tear, or do they require repair or replacement? Make a note of any issues you find.


For steps that exceed a total height of 36 inches, which typically equates to more than three tread steps, remember that safety regulations may require the addition of a railing if one is not already present.


2. Brick Integrity

If your building or home features brickwork, inspect the mortar filling in the joints. Ensuring that all joints are adequately filled with mortar is crucial. Neglecting this repair can lead to more significant and costlier issues down the road, potentially including the risk of a collapsed wall.


3. Doors and Windows

Examine the doors and windows around the front of the structure. Look for any signs of chipping or peeling paint, and note these areas for attention.


4. Porch Care

If your building or home boasts a porch, don't forget to assess the ceiling. Chipping and peeling paint here indicates a need for action, which might involve siding replacement. Enclosed porches with multiple windows present an opportunity to enhance energy efficiency and aesthetics. Check if the windows are old, wood, inoperable, or showing signs of wear. In many cases, window replacement will be necessary.


To keep costs in check when you encounter enclosed porches with numerous windows, consider a strategic approach. Instead of replacing all windows, decide which ones you'd like to keep and seal up the others with siding. You can use ½-inch plywood, siding, and gypsum board to cover the windows you opt not to replace.
